Note 01How much does it cost to fix a roof leak in Spring?
Most single leak repairs are estimated at $350 to $1,500. Small fixes caught early, like a cracked pipe boot, can start around $150 to $600, and flashing repairs are estimated at $200 to $600. Wet decking under a valley moves it toward the top. The written quote comes after the roof and attic have been seen.
Note 02Why does my roof only leak in heavy rain?
Because ordinary rain runs off and a downpour does not. Heavy or wind-driven rain overloads a valley packed with straw, backs up under the shingles, and gets behind wall flashing that sheds a light shower fine. It is a useful symptom: it points at a junction, not the open slope.
Note 03Why does it keep dripping after the rain stops?
Wet pine straw in a valley or gutter holds water against the roof for hours, and soaked decking and insulation drain slowly. If it drips on dry, hot days too, check the AC drain line and pan in the attic: condensation from the air handler is a common Spring leak that has nothing to do with the roof.
Note 04Will Flex Seal or roof sealant stop the leak?
Sometimes for a while, on a small dry hole. It will not hold in a valley that carries water and debris, it does not bond to a wet surface, and smeared over the wrong spot it hides the real entry point. It is a stopgap, not a repair.
Note 05Is a leaking roof an emergency?
Water near a light fixture, a bulging ceiling or a limb through the deck is: call now. A stain that has not grown since the last storm can be booked in a dry week. Left for months, though, a slow leak rots the decking and turns a small repair into carpentry.
Note 06What does an emergency tarp cost?
On a single-story Spring house a storm tarp is estimated at about $400 to $900, less for a small patch over one failure. The tarp and the permanent repair are quoted as separate items, because the permanent repair waits for a dry roof.
Note 07Can you find a leak if there is no attic access?
Yes, more slowly. We work from the roof down: clear and check the valleys, then the flashings, then water-test a section at a time with someone inside watching the ceiling. A small inspection opening in a closet ceiling is sometimes the honest answer.
Note 08Do I need a permit for a roof leak repair in Spring?
Spring is unincorporated, so there is no city permit office. Roofing guides report that ordinary residential roof work in unincorporated Harris County generally needs no county permit outside a mapped floodplain, though that is not officially confirmed. In the master-planned communities the HOA's architectural review is the more likely hurdle if the repair changes anything visible.
