Note 01My metal roof leaks but the panels look fine. Why?

On metal the leak is almost always a fastener, a seam or the flashing, not the panel. Washers dry out, screws rust or back out, and an old dab of tar over a screw is a sign somebody has been there before. Those are found and replaced one by one.

Note 02Should I coat the whole roof to stop the leak?

No. Coating a whole roof to stop one leak covers up the hole you need to find. The leak is fixed at its source first; a coating is a separate decision about the roof's life, made later if at all.

Note 03Why does my roof only leak in heavy rain?

Because ordinary rain runs off and a downpour does not. Heavy or wind-driven rain overloads a valley packed with straw, backs up under the shingles, and gets behind wall flashing that sheds a light shower fine. It is a useful symptom: it points at a junction, not the open slope.

Note 04Why does it keep dripping after the rain stops?

Wet pine straw in a valley or gutter holds water against the roof for hours, and soaked decking and insulation drain slowly. If it drips on dry, hot days too, check the AC drain line and pan in the attic: condensation from the air handler is a common Spring leak that has nothing to do with the roof.
